Persaingan yang ketat di industri retail (Mass Merchant, Retail Property), mulai membawa korban terutama di Jakarta. Tidak sedikit pemain yang menyingkir dari Jakarta, atau lempar handuk putih sekalian alias menyerah. Bagaimana dengan Serpong Town Square?
Sudah beberapa minggu ini, jika anda sering melintas Jalan Tol Jakarta-Tangerang, anda akan melihat sign board Giant Hypermarket yang menyala lagi di Serpong Town Square.
Apakah ini pertanda Giant Hypermarket akan buka lagi di Setos?
Serpong Town Square atau yang lebih dikenal dengan Setos, sekarang ini mengalami hal yang menyedihkan. Di awal pembukaannya, Setos mempunyai Anchor Tenant seperti Giant Hypermarket, Electronic Solution.
Tapi hal ini tidak berlangsung lama. Satu persatu tenant utama itu menutup outletnya di Setos lantaran sepi pengunjung. Meskipun konon keduanya tidak mengeluarkan uang sewa untuk kehadirannya di Setos.
Setos dijuluki Mall kuburan lantaran sepinya pengunjung. Apakah hal ini lantaran kalah bersaing dengan Carrefour Cikokol yang terletak tidak jauh dari sana? Tidak lama setelah Carrefour Cikokol hadir, Alfa Cikokol yang merupakan cabang terbesar Alfa pun tutup, dan akhirnya Alfa nya sendiri malah dibeli Carrefour.
Faktor lain, adalah tingkat persaingan yang semakin tinggi di sekitar kawasan itu. Jika kita perhatikan mulai dari pintu tol Tangerang hingga Serpong, sudah berdiri beberapa tempat belanja. Mulai dari WTC Matahari dengan Hypermart, Summarecon Mal Serpong dengan Fresh Marketnya, Makro, Giant, dst.
Selain itu, konon sepinya pengunjung Setos lantaran tidak ada Angkot yang ngetem di sekitar kawasan itu. Sebelumnya daerah yang dikenal sebagai tempat ngetemnya Angkot nyari penumpang. Dan situasi itu sekarang sudah tidak ada lagi.
Perlu usaha keras untuk menarik pengunjung ke Setos. Persaingan yang keras diantara pusat perbelanjaan yang lain, daya beli masyarakat yang masih diragukan terutama di daerah Tangerang dan sekitarnya, dan kombinasi tenant di Mall itu sendiri.
Dengan dibukanya kembali Giant di Setos, sebenarnya pertanda bahwa pengelola Setos pun berbuat sesuatu, meskipun hasilnya masih dapat dipertanyakan di kemudian hari. Kita tunggu saja.

Setahu saya, Giant memang membuka outletnya kembali, namun bukan hypermarket tetapi skala supermarket. Menurut saya, pasti Giant mendapat kompensasi yang lumayan dari Setos, karena hampir bisa dipastikan belum akan ada perubahan yang signifikan pada traffic di Setos sampai problem utamanya diselesaikan: akses!
Yang perlu ditunggu adalah apakah pengelola Setos akan mewujudkan janjinya dulu waktu akan membangun properti itu, yakni exit khusus dari arah tol Jakarta???

sorry i think there’s a little mistake on your article.
about alfa cikokol, they are not close anyway, but they re-layout the store.
old store become warehouse where only alfa staff can enter the site. but then they open alfamart at front, so customer will be more convenience to shop their need.
to moderator or admin, may i ask you is there any possibilities to contribute some article or analysis?

Proof that even a huge retailer cannot even survive without its small supporter. In this case, the access is poor as stated in the article due to lacking of transportation method goes there.
Carrefour succeeded because it does not abolish the micro transportation method, they even encourage it by giving out sticker to the micro transportation method.
I just know that places is very strategic location and very good view which are cross road or bridge and out of high way (toll) everybody can directly go to SeToS, n we heard that All the Tenants of Kiosk didn’t support the building management to open their kiosk together, if some of lounge cafe, Restaurants, Retailer, and branded products, entertaiments center, joins that place, they haven’t take any longer, that places will be rise again and will be crowd than the other shopping center because every transportation have to pass these SeToS. anyway now SeToS has changed their names become CBD Serpong, n looks like the Services Hotel at CBD Serpong now all Stewardess of Garuda Airline has signed the MOU which is stayed there n very Crowded.
